Two things I would like to discuss. I just completed a flip and have a buyer, she indicated that funds are issue, but makes good income. Down payment and dollars for closing costs. I am willing to cover the closing costs, but not willing to do anything else. Is there something you can help with?

The second thing is, the hard money lender that I have used for the last dozen years is moving back to France, so those dollars will no longer be available to me. Can you help in this area?

It turns out the property is in a rural community which allows USDA loans, which require NO down payment. The property buyer qualified beautifully and they are now working out the numbers.

I introduced Brenda to a lender that will handle any future flips that she wants to do. I was happy to assist her as she is a savvy investor. She will get along great with this lender.
