What Is An ITIN Loan?

ITIN loans are given to individuals without a Social Security Number (SSN), and are most often used to purchase a home.  

ITIN stands for “Individual Taxpayer Identification Number,” they are issued by the IRS and are nine digits. As stated on the IRS website, ITINs are issued to “individuals who are required to have a U.S. taxpayer identification number but who do not have, and are not eligible to obtain, a Social Security number (SSN) from the Social Security Administration (SSA).” If you aren’t eligible for a Social Security Number but don’t currently have an ITIN number, visit the IRS website to learn how to apply for an ITIN.

Most ITINs are issued to Foreign Nationals, including permanent and non-permanent resident aliens, who are earning income in the US and are therefore required to pay taxes.

ITIN numbers were first introduced in 1996, however initially mortgage products still required a Social Security Number. But over time, as more and more lenders saw the value in providing home loans with an ITIN number, mortgage products for foreigners became available. Initially, ITIN loan programs and ways to get a foreign national loan were limited, but they’ve become more and more common in recent years.

ITIN Loan Requirements

  • Have at least two years of work history
  • Be able to make at least a 20% down payment
  • Have a credit score of 640
